Can you guess the biggest bugbear of Airbnb Hosts, Property Managers and Guests? Yes, it’s Airbnb cleaning. As Airbnb Hosts and Guests we have a love hate relationship with cleaning. But it’s a necessary evil.

You know Airbnb cleaning takes so much time and stops you from doing the things you really want to do. It eats into your profits. It creates arguments with guests, family members who help us and cleaners who work for us. As an Airbnb Guest, there’s nothing more annoying than arriving at a property to be disappointed by the lack of cleanliness and attention to detail.

Airbnb Cleaning Checklist - House Cleaning Towels

The top 5 most annoying things about Airbnb cleaning:

  1. It’s expensive
  2. It’s time consuming
  3. Cleaning to a high standard is a necessity (which takes more time and money)
  4. Your Airbnb cleaning fee versus actual Airbnb cleaning costs can be miles apart
  5. Airbnb cleaning fees can deter guests from booking, returning to traditional hotel bookings

Here are my top 5 reasons why you should reconsider your Airbnb cleaning:

  1. Airbnb cleaning fee should cover your linen costs only
  2. Airbnb cleaning fee should never get in the way of a guest making a booking
  3. Airbnb cleaning should be done in a methodical manner to avoid wasting time and money
  4. Airbnb cleaning is a process, it should be systematic and consistent regardless of who’s doing it
  5. Airbnb cleaning costs should be built into your base operating costs

As an Airbnb Host, you need to be smart about how you set up, manage and cost your Airbnb cleaning.

When I first started Hosting online I was spending all weekend washing. Loads of sheets, towels, duvet covers, pillow cases and tea towels. When I wasn’t washing, I was shopping for toilet paper, cleaning products, spare light bulbs and breakfast pack items. I’d have to clean, strip beds and start again. Being a mum, working full time and an Airbnb Host it was a chaotic lifestyle.
I really loved hosting, but not cleaning. I had to find a solution.

I tried lots of different things. Short cuts, cutting back on bed linen, not vacuuming under the bed. Maybe skipping a few things here and there, but it always ended up costing me more in other ways.

My husband sat me down and said: “Trisha… I married you to spend time with you. For you to do things with us (young son) and to go out on the weekends. This Airbnb listing, it’s taking over our life. We seriously need to make a big change or stop hosting …”

My response?

I was desperate, things had to change and fast. I wasn’t prepared to give up more profit because what was the point of hosting if I didn’t make money?

I started to experiment. Over a period of a year, I tried every possible idea. I asked lots of friends and family for their tips and then one day it dawned on me. I came up with the answer.

I tried and tested it. I practiced it, refined it and talked to my guests. I knew it was working when I got this phone call from Sukh, my cleaner:

Trisha I don’t think I can do your cleaning anymore unless you want to give me more work. I can clean your home too, but I need at least three hours to come out to your place.

A little surprised, I asked: “Why, what’s wrong? “
Sukh’s reply:

Well I don’t know what you’ve done, but there’s not much cleaning anymore. It’s really clean, I don’t have any work to do and I can’t come here for 45 minutes (it used to be a 3 hour clean). I need more work or I have to stop. Sorry Trisha but I can’t do it.

I knew I was onto something good with my Airbnb cleaning.

At that point, it really validated what I was doing was working. I started to use the system I developed to help other Airbnb Hosts. I met them at their listings and showed them what to do. They were a little sceptical at first, not sure if it could work. I insisted they try the system, step by step, following it to a tee. Sure enough it worked for them too!
